THE SCOOP: The upscale village of Sands Point is known for its rolling lawns, miles of beaches, striking sunsets and views of New York City. "The contour of the land is truly spectacular," says resident Nava Mitnick of Daniel Gale Sotheby's International Realty.
At the tip of the Port Washington peninsula, the village is surrounded by Long Island Sound, Hempstead Harbor and Manhasset Bay. "The nice thing about Sands Point is there isn't a lot of traffic. . . . You can walk or ride your bike and have that ah-ha moment," says Jill King, an associate broker of Douglas Elliman Real Estate, who grew up there.
"The village club is a nice asset to the community," adds King, noting the village acquired the former IBM Country Club in 1994. Membership options include access to an 18-hole golf course, a pool and tennis courts. "We start our third decade in January," says Mayor Ed Adler, noting it's time to consider the future and what changes, if any, should be made.
Neighborhoods, where properties range from one- and two-plus acres, feature a timeline of architecture from some original estates, and mid-1950s and '60s ranches, to the newer variety of Hampton-style homes. When it comes to home improvements, there is a flurry of activity, says Adler, noting there are more than 250 open building permits.
Lands End at Sands Point, a 14-acre, five-lot subdivision, will comprise four waterfront lots and one with water views. A 10,000-square-foot spec house, designed by Ike Kligerman Barkley Architects of Manhattan, will have water views from every room, says Michael Berman, president and broker of Automatic Real Estate
Associates, who is marketing the property for $12.9 million (see the high-end house at right). The other lots -- sans houses -- are priced between $8 million and $10 million, Berman adds.
SALES PRICE: From Nov. 1, 2013, to Dec. 10, 2014, there were 29 sales with a median price of $1.925 million, according to Multiple Listing Service of Long Island data. The low price was $1.25 million, and the high was $17 million. From 2012 to 2013, during the same time period, there were 46 sales. The median price was $2.1 million with a low of $965,000 and a high of $13.28 million.
